How much can you earn renting out your garage or driveway?

Updated on 3 October 2026 · 3 min read

A driveway, a garage or a corner of a garden can become a regular source of income. The amount depends mostly on location and demand. Here is how to estimate it without kidding yourself.

What makes the income vary

  • Location: a city centre, station, beach, stadium, exhibition centre or tourist area attracts more demand than a quiet neighbourhood.
  • Season and events: school holidays, festivals, matches and trade fairs push up demand for parking.
  • Type of space: a closed garage or covered space generally rents better than an open-air one.
  • Size: a space that takes a motorhome, a van or a truck appeals to renters who are poorly served elsewhere. An oversize surcharge is possible.
  • Equipment: charging station, power outlet, lighting, camera, water point for motorhomes.
  • Ease of access and availability: the easier a space is to reach and the more often it is free, the more bookings it receives.

Price guides by city

When you create a listing, ParkForCar suggests a daily price based on the city. These amounts are indicative: they come from an estimate made by the team and do not guarantee any income. You are free to set your own price.

CitySuggested price per day
Parisabout €55
Saint-Tropezabout €40
Biarritzabout €35
Niceabout €30
Annecyabout €28
Lyonabout €25
Bordeauxabout €20
Marseilleabout €20
Colmarabout €15
Avignonabout €12

A worked example

Take a space rented at €20 a day and booked 10 days in the month: the gross revenue is €200. Over a year at that rate, it would be €2,400. This is only an example: the number of booked days varies enormously from one space to another and from one season to another.

The platform's commission is deducted from paid bookings. Its rate is set out in the terms of use.

Setting your price well

  • Start from the suggested price for your city, then adjust for your space and the nearby listings you can see on the site.
  • Hourly and daily rates are required. Weekly and monthly rates are optional.
  • Check that each rate allows a booking of a minimum amount: below that, the payment fees would exceed the price of the booking.
  • You can change your rates at any time from the listing.

Tax, residents' rules and insurance

Income from renting out a parking space generally has to be declared. Ask the tax authorities or an accountant about your situation.

If your space is part of a shared building or is rented to you, reread the residents' rules or your lease: making it available to third parties may be restricted. Also check with your insurer that this activity is covered.

How to get more bookings

  • Clear photos: the first should show the space itself, the following ones help people find it (landmark from the street, gate, key box).
  • State the available height: renters of tall vehicles will hesitate without that information.
  • Tick every piece of equipment you offer.
  • Keep your calendar up to date: block the periods you are unavailable rather than letting people book a space you cannot free up.
  • Print the QR code sign from the listing and put it up: it attracts renters from the street.
